General
Modular Casa Homes is a premier builder of custom Ready-To-Move (RTM) and modular homes with over 25 years of industry experience. We design and construct homes in a precision-controlled environment, then deliver them fully finished to your property anywhere across the USA.
We believe everyone deserves a home built around their vision — with the same quality, customization, and attention to detail as any site-built home, delivered faster and with more predictable results.
We offer four main categories:
- RTM Homes — fully finished, move-in-ready homes transported to your foundation (e.g. Goshenite, Granite, Garnet, Brookite, Agate)
- Modular Homes — multi-section homes assembled on site (e.g. The Orion, TonaDay)
- Tiny Homes — compact, efficient homes starting from ~$70,000 (e.g. Euphoria, The Pip)
- Prefab Homes — factory-built homes like the McAlister and Beauclair

We have over 25 years of experience crafting custom homes. Across that time we’ve built a reputation rooted in precision construction, genuine craftsmanship, and deep care for the families we work with. Every lesson learned over those years goes into every home we build today.
A Tiny Home is a compact dwelling — typically under 400 sq. ft. — often towable and designed for minimalist or mobile living. Our Tiny Homes like the Euphoria, The Pip, McAlister, and Beauclair start from around $70,899.
An RTM Home is a full-size residence (1,500–2,000+ sq. ft.) built in our facility and transported fully finished to your permanent foundation. These are permanent homes, identical in scale and quality to site-built construction.

Yes. Several of our Tiny and Prefab Home models are towable, meaning they can be registered and moved like a trailer. These are ideal for people who want flexibility, travel lifestyle options, or property that doesn’t require a permanent foundation. Ask our team which models are towable and which are designed for permanent placement.
Absolutely. Every listing in our Shop includes detailed floor plan documents and imagery. You can also contact us to request full spec sheets, additional renderings, or to schedule a virtual walkthrough with one of our design consultants.

The RTM Process
Ready-To-Move means your home is fully constructed and finished inside our facility — walls, flooring, cabinetry, fixtures, paint, everything — before it ever leaves our yard. It is then transported to your land and placed on your prepared foundation. You get a move-in ready home without months of on-site construction.
The core difference is where the home is built. A site-built home is constructed entirely outdoors on your land, exposing it to weather and relying on rotating tradespeople. An RTM home is built in a controlled factory environment with consistent teams, quality-checked at every stage, and protected from the elements throughout construction.
The result is typically a more structurally consistent home, delivered faster and at a more predictable cost.
Build times vary by model and customization level. A standard RTM home typically takes 3 to 6 months from design sign-off to delivery. Larger or heavily customized builds may take slightly longer. We provide a clear production schedule at the start of your project so you always know where things stand.
Yes. You’ll need owned or secured land with a prepared foundation, utility connections, and site access before delivery. We recommend having your lot sorted before or early in the design phase so we can plan your build around your site’s specs. Our team can advise on site requirements during your consultation.
RTM homes can be placed on concrete perimeter foundations, piers, helical piles, or full basements. The right foundation depends on your soil conditions, local building codes, and home model. We provide foundation spec requirements for each model and can connect you with local foundation contractors if needed.
Yes. We welcome visits to our facility during your build and provide regular progress photos and updates throughout. Seeing your home take shape in our workshop is one of the most exciting parts of the process. Contact us to schedule a visit at a milestone stage of your build.
Yes. Once placed on a permanent foundation and titled as real property, RTM homes typically qualify for conventional mortgages, FHA loans, and VA loans — the same as any site-built home. We recommend speaking with your lender early in the process to understand your specific financing path.
Customization
Yes — fully. We offer the same depth of customization as any site-built home. You can modify existing floor plans or collaborate with our design team to create a layout from scratch. Room configurations, ceiling heights, window placements, open-concept changes — all of it is on the table.
We offer a comprehensive range of premium finishes including:
- Flooring — hardwood, luxury vinyl plank, tile, carpet
- Cabinetry — custom colours, door styles, and hardware
- Countertops — quartz, granite, laminate
- Exterior cladding, roofing types, and trim colours
- Plumbing fixtures, appliances, and lighting packages
Yes. Attached garages, covered decks, wrap-around porches, and outbuildings can all be incorporated into your plan. These additions are priced during the design consultation and added to your contract before build begins.
Yes. We offer enhanced insulation packages, energy-efficient windows, high-efficiency HVAC, and solar-ready electrical setups. Our controlled build environment naturally reduces material waste and improves build consistency — which translates directly to better energy performance.
Minor changes early in production may be possible, but significant design modifications after construction begins can affect your timeline and cost. This is why we invest heavily in the pre-build design review — to make sure you’re fully happy with every detail before a single nail is driven.
Delivery & Setup
Your completed home is transported via specialized wide-load carriers with an experienced move crew. Depending on size, it may ship in one or multiple sections. Our logistics team handles all route planning, state transport permits, and scheduling — you don’t need to coordinate any of that.
Before delivery, your site should have:
- A completed and inspected foundation
- A clear access road wide enough for wide-load transport trucks
- Utility stubs in place — water, sewer/septic, and electrical
- Any required local building permits secured
We provide a detailed Site Preparation Checklist when you confirm your order.
Placement of the home on your foundation typically takes 1–3 days. Final utility hookups, skirting, and any remaining finishing work may take an additional few days to one week depending on site complexity. Most buyers are moved in within 2 weeks of delivery.
Water, sewer/septic, electricity, and gas hookups are typically arranged by the homeowner through licensed local contractors. We provide all necessary connection points pre-built into the home and can advise on exactly what you’ll need — but the final hookup to your local utility infrastructure is the homeowner’s responsibility.
Yes — we specialize in delivering to locations where traditional contractors simply aren’t practical. Rural Wyoming, remote Montana, off-grid Arizona — we’ve done it all. Very remote sites may require additional logistics planning and could affect delivery costs. Share your location with us and we’ll assess it.
Delivery pricing depends on distance from our facility and home size. Some listed prices include standard-distance delivery; others quote it separately. Before you commit to anything, we provide a complete, itemized cost breakdown — including delivery — with no surprises.
Pricing & Financing
Our homes range from $70,899 for compact Prefab and Tiny Home models up to $638,000+ for large premium RTM builds. Here’s a quick overview:
None. We believe in completely transparent pricing. Before you sign anything, you’ll receive a full itemized quote covering the home, all customizations, delivery, and any known additional costs. What you see is what you pay.
Yes. A deposit is required to secure your build slot and begin the design and production process. The deposit amount and full payment schedule are outlined clearly in your purchase agreement before you commit. We maintain complete transparency on every payment milestone.
We work with trusted lending partners who specialize in RTM and modular home financing. Options typically include construction-to-permanent loans, personal loans, and traditional mortgages (once the home is on a permanent foundation). We can connect you with the right lender for your situation.
Our refund and return terms are outlined in full in our Refund and Return Policy. Because our homes are custom-built to order, policies differ from standard retail. We encourage all buyers to review this policy before placing an order, and our team is happy to walk you through it.
