At Modular Casa Homes, we build every home at our factory in Smithville, Texas, and coordinate delivery directly to your site. This policy explains how shipping works, what’s included, and what to expect once your order is placed.

Where We Ship

We currently deliver to all addresses within the contiguous United States (lower 48 states). If you’re located in Alaska, Hawaii, or outside the U.S., please contact us before ordering to discuss feasibility and cost.

Shipping Origin

All homes ship from our facility in Smithville, TX.

Free Delivery

Every home includes free delivery for the first 1,000 miles from Smithville, TX to your site, measured by standard trucking route.

Delivery Beyond 1,000 Miles

If your delivery site is more than 1,000 miles from Smithville, TX, additional shipping charges will apply beyond that point. Because freight costs depend on distance, route, permitting, and site access, we provide a custom quote for any mileage beyond the included 1,000 miles. Contact us with your delivery address and we’ll provide a written quote before you commit to an order.

Delivery Timeline

Build and delivery timelines vary by home model, customization, and current production schedule. We’ll provide an estimated timeline when you place your order and will keep you updated as your home moves through production and into transit.

Site Requirements

To ensure a smooth delivery, your site should be prepared in advance with:

  • A completed, level foundation appropriate for your home’s specifications
  • Clear, accessible roads capable of supporting oversize-load delivery trucks
  • Any required permits secured prior to scheduled delivery
  • Utility hookups (water, electric, septic/sewer) ready or scheduled to coincide with delivery

Delays caused by site readiness, access restrictions, permitting issues, or circumstances outside our control (including weather) may affect the delivery date and could result in additional charges.

Delivery Day

Someone authorized to accept delivery should be present on-site on the scheduled delivery day. Our delivery team will place the home according to the agreed site plan. Please inspect your home upon arrival and note any visible transit damage on the delivery paperwork before the carrier leaves.

Damage in Transit

While we take every precaution to protect your home during transport, please report any shipping-related damage within 48 hours of delivery so we can resolve it promptly. See our Refund and Return Policy for more information.
